Success Story


Buyers’ Agent Emma Everett recently purchased a villa for a client in a popular suburb, just 7km from the Perth city centre.

 

The client, living overseas, was highly motivated to invest in the Perth property market and also wanted to work with a full-service property investment consultancy group, that can not only find the right investment property but that can also manage the property for her.

 

With that in mind, once the property was located and the offer was placed, the client signed up to our Property Wealth Management service.

 

The settlement for the property wasn’t due for another 3 weeks and this gave our Senior Property Manager, Lucy Cappeluti, a head start on finding a suitable tenant with the aim of having the property occupied by the settlement date.

 

The clauses that Emma included in the contract for purchase, allowed our Property Management Team to have access to the property in the 3 weeks prior to settlement, for the purposes of listing the property for rent and showing prospective tenants. Armed with this, Lucy conducted the first inspection and advertised the property within a few days after the client signed up. She held a home open in the second week, receiving a number of tenant applications for the property. After reviewing the applicants and presenting the options to the client, Lucy was able to negotiate and present the lease agreement to the tenant in the third week.

 

The tenants were keen to move in as soon as possible. Settlement was finalised on a Friday, the property was thoroughly cleaned on the weekend and the tenants were able to move in on Monday.  

 

Our property management team is highly dedicated and go above and beyond to meet client expectations. Lucy’s knowledge of the Perth rental market was an enormous advantage as she was able to lease the property $40 per week more than the client had expected.  Even though the client was living overseas, she managed to keep her informed every step of the way. She carefully considered who the likely tenant may be and tailored the marketing plan accordingly, in order to get a good quality tenant, sooner.
