Sitting in front of Miriam for the first time, it was obvious that she had a very good understanding of what she was doing. Being someone who questions everything, I had lots of questions about how the Buyers Agent Service worked. To her credit, she took the time to explain in detail the role of Buyers Agent and the benefits of using them to purchase an Investment Property. We were also pleasantly surprised that this process did not involve any “hard selling” or “1 day only deals” – something that would have made us walk out the door immediately.

 

Having gained what I thought was a pretty good understanding of how the whole process worked and what Miriam and the Team at Momentum could do for me, the conversation eventually got down to the cost involved. To be honest, the cost was something that I initially baulked at but the more I looked into the service provided and the approach taken, the more the price became less of an issue (everyone that knows me was very surprised by this, including my wife).

 

Miriam had some work to do to change the way I looked at an investment property, I have always had in my head that if I would not live there, I would not buy it – it took some time, but she was able to change the way I look at property investments. To show how much we think of Miriam, we were looking at some houses that were open for inspection (something we like to do on weekends), we saw a couple that we liked and both my wife and I said at the same time, we are not allowed to do anything without speaking to Miriam first. Whilst this was said with a bit of tongue in cheek, the reality was that we actually meant every word – this is how much faith we had in Miriam and the work she does.

 

Once the decision was made to proceed, I was surprised by how smoothly the process worked, every week we would received details of available properties, reasons why some properties where not suitable and ones we should look at further. Miriam’s experience and reputation meant that the property we actually ended up purchasing was sent to her by an Agent before it went to market. We ended up putting in an offer and having it conditionally approved (subject to our inspection) before the first open for inspection took place. The property was in a great location and was at a very good price – not that Miriam was happy with this price, she went in even lower. We ended up purchasing the property $15,000 - $20,000 below what we expected to pay for the property – which was more than enough to cover Miriam’s costs.

 

I thought that once the offer was accepted, Miriam’s work was over, totally the opposite. That’s when the hard work started. Through the Offer and Acceptance Terms and Conditions that Miriam uses, she was able to get many minor repairs done prior to settlement – this alone saved me several thousand dollars.

 

As someone who was very skeptical about needing a Buyers Agent to purchase a property, I have become someone that will never purchase an investment property without one – this is because of the great work done by Miriam and the whole team at Momentum. I have recommended Miriam to several close friends who are starting to look at investment properties – I don’t recommend people I don’t trust completely, this is the biggest compliment I can give. If you are skeptical like I was, sit down and discuss everything with Miriam, you have nothing to lose and everything to gain.
