Momentum Wealth Buyers’ Agent Emma Everett recently purchased a property for a client looking to start their investment portfolio. The client was highly motivated to invest in the Perth property market and also wanted to work with a full-service property investment consultancy that could not only find the right investment, but that can also manage the property for them.

Emma included a number of clauses in the contract for purchase to allow Momentum Wealth’s Property Wealth Management team access to the residence in the 2 weeks prior to settlement for the purposes of listing the property for rent and showing prospective tenants. This enabled Property Wealth Manager Bianca Patterson to hold viewings and sort through a number of applications before finding a highly desirable tenant – all before the new owners took ownership of their new property. Bianca also arranged for contractors to complete all maintenance work and even completed a property condition report prior to settlement.

After reviewing the applicants and presenting the options to the client, Bianca was able to arrange for the new tenants to move in just after the property settled. To the owners’ delight, settlement was finalised at 3:30pm on a Friday with the new tenants collecting the keys at 5pm the same day, meaning the first-time investor got a great quality tenant without having a single day of vacancy.
