Different packages

We have two different packages with varying levels of involvement on your part:

Package A – Leave it all to the Perth property experts
With this package, you sit back while we take care of everything. We will not only scan the market for high potential properties that meet your requirements but also actively source “off-market” property. We will carefully research and present you with a report on suitable properties and once you’re satisfied we’ll negotiate the best possible purchase price and terms on your behalf. This package is suited to people who do not have the time or the expertise to locate a suitable investment property. 

Package B – You locate, we do the rest 
Package B is similar to Package A except that with this package you find the property and we take it from there. All you have to do is inform us of a property that you think is suitable and we will research it to make sure it is a viable investment and to gauge a realistic market value. Then, we will negotiate the purchase after agreeing with you on a maximum price. This package is suitable for people who have the time to search for properties but who still want the assurance that they are purchasing a good investment property at a reasonable price.

The process in a little more detail

1. Establish Requirements 
The first stage is to discuss and define your property investment requirements. In doing so, we will look at the type of property you are looking for, your price range, preferred locations, as well as your long term investment goals, which play a vital role. If you are unsure of the right path to take we are always happy to share our wisdom (see our Investment Planning service). We prefer to meet in person so that we can get to know you, but for those who are not based in Perth, or even Australia, we can establish your requirements over the phone or via email. 

2. Perth Property Search (not applicable to Package B)
This stage involves sourcing suitable investment properties through both on-market and off-market channels. We will scan the market for suitable properties, making initial enquiries with real estate agents and visiting home opens, in order to find properties that meet our strict investment criteria and are competitively priced.

We also spend a great deal of time and money sourcing off-market property (i.e. property that is not listed with a real estate agent), which we offer to our clients. These off-market properties are purchased directly from vendors and can be acquired at excellent prices.

3. Perth Property Research 
We do some preliminary research on the properties that we believe are suitable and then present you with a convenient overview containing key information about each property. After you have reviewed the properties, you then tell us which of the properties you are interested in so that we can proceed.  

We will do an appraisal on the property using comparable sales data to determine its market value. We explore why the seller has decided to sell and the history of the property.  
If you wish before placing an offer, you may also choose to inspect the property yourself. You are under no-obligation to purchase a property presented to you and can continue receiving new property reports until you are ready to proceed.

4. Develop and execute a negotiation strategy
Once there is a property you are interested in, we’ll meet with you to discuss the maximum price you are willing to pay and then devise an optimum negotiation strategy that will ensure you acquire the property at the lowest possible price. Representing your best interests, we’ll also work at securing favourable terms and conditions.

5. The due diligence period
When we submit an offer on your behalf, we incorporate into the offer a special due diligence clause that essentially gives us a set period of time in which to conduct building and termite inspections. This due diligence clause is very important, as its purpose is to protect your interests and is a far safer option than relying on the regular clauses provided by selling agents. The clause gives us the option to terminate the offer if we uncover any issues that we believe will adversely affect your investment. The due diligence period gives us the opportunity to put together a comprehensive research report on the property, giving you all the information you need to make an informed decision.

6. Purchase
After an offer has been accepted and all inspections completed to a satisfactory outcome and you are satisfied with the property, the purchase proceeds to settlement.

The benefits of going off-market

There are many benefits to buying a property that is considered to be “off the market” (i.e. not listed with a real estate agent and therefore not advertised for sale to the general public). The obvious benefit is reduced competition. When a good property is advertised for sale, it inevitably attracts many interested buyers, who can drive up the price. This is not a problem when you buy an off-market property, as you are generally the only buyer negotiating with the seller.

By gaining access to both on-market and off-market property, you are exposed to a wider selection of properties and can therefore secure the best available deals. Furthermore, off-market properties can often be purchased at exceptional prices, as they are purchased directly from the owner, who doesn’t have to pay a sales commission and various marketing fees that are ‘built-in’ to the sales price.
